What this actually involves
A residential clean at Crystal Coast is priced and scheduled by pane count, not by guesswork. We count every glass unit on the property, note the storey, note whether it has grids or a fixed transom above it, and build the visit from that. A 1,900 sq ft single-storey ranch in Ogden usually runs 24 to 30 panes; a three-storey beach build on Lumina Avenue can run past 70 once you include the stair tower and the sunroom.
Exterior glass in New Hanover County carries three things at once: salt aerosol, pine and oak pollen through the spring, and sprinkler overspray on any elevation facing a lawn. Each needs a different answer. Salt films lift with pure water. Pollen needs agitation before it rinses. Sprinkler mineral needs a test patch before anyone touches it with an abrasive, which is covered on the hard water page.

Method
How the visit runs
Order matters. Most damage in this trade comes from doing the right steps in the wrong sequence.
Walk and count
We walk the elevation, count panes, flag any soft-coat low-E, leaded came or tinted film, and photograph existing damage so nothing is ambiguous later.
Ground protection
Drop cloths at interior openings, shoe covers on, plants moved clear of the drip line on the exterior.
Dry pass first
Grit, pollen and spider debris are brushed or vacuumed out of tracks before water touches the glass. Washing grit into a track is how frames get scratched.
Wash
Exterior by water-fed pole with deionised water under 10 ppm TDS, or by mop and squeegee where the glass needs contact work. Interiors are always mop and squeegee with a scrim finish.
Detail and check
Edges bladed where safe on annealed glass only, perimeter towelled, then a low-angle light check from inside and outside.

For exterior-only work, no. For interiors we need access and a signed entry note on file. Most repeat clients leave a gate code and a garage code.
Rain alone does not dirty clean glass. We reschedule only for wind over about 25 mph, lightning within eight miles, or rain heavy enough to make ladder footing unsafe.
Yes on tilt-in sashes. On older fixed sashes we clean what tilts or lifts safely and note anything painted shut.
Exterior pure-water work uses no detergent at all. Interior work uses a dilute surfactant that we rinse. Beds are pre-wet and rinsed after.
